Slab Leak Detection & Repair in Temecula

Slab leak detection in Temecula for Redhawk, Paloma del Sol and other 1980s-2000s tracts. We locate the leak, then compare spot repair, reroute and repipe.

Most of modern Temecula grew out of Rancho California, the master-planned development laid out after the Vail Ranch sold in 1964, and the city incorporated in 1989. That's why so many homes here are tract and master-planned houses from the 1980s onward, in communities like Paloma del Sol, Redhawk, Harveston and Wolf Creek, most of them slab-on-grade.

The older ones are typically plumbed with copper, and some have polybutylene. The newest builds use PEX. A slab leak in a 30- or 40-year-old copper home is a different decision than one in a home built ten years ago, and we'll treat it that way.

What's different about slab leak detection & repair in Temecula

Copper and polybutylene in the early tracts

Homes from the late 1980s and 1990s often have copper running through or under the slab, and a smaller number have polybutylene. Copper tends to fail with pinholes after years of movement and wear; polybutylene is better known for sudden fitting failures. Either way, how old your system is matters as much as where the leak is.

RCWD's water budgets

Rancho California Water District, which serves most of Temecula, moved to budget-based rates in 2010, setting a water budget for each property that allows more water in summer for irrigation. If your use runs over budget in a cool month, that's worth questioning. Some parts of the city are served by Eastern Municipal Water District instead.

Two-story homes on a slab

Many Temecula tract homes are two stories, so a stain on a ground-floor ceiling or wall usually points upstairs, not to the slab. A wet floor with dry walls and ceilings above it is more typical of a slab leak.

Wine country service lines

Out toward wine country, larger lots can have long service lines between the meter and the house, and some properties use septic instead of sewer. A leak in a long service line can look just like a slab leak on the bill, so we rule it out before anyone touches the floor.

Signs it's time to call

  • Usage over your RCWD budget in a month when the sprinklers barely ran
  • A warm spot on ground-floor tile, away from any heat vent or sunny window
  • A wet floor with no stain on the ceiling or walls above it
  • A tankless or tank water heater that fires up with no hot water in use
  • Damp carpet tack strip or swollen baseboards on the ground floor

How we handle it in Temecula

We confirm the leak with the meter, then pressure-test hot and cold separately to learn which side is losing water. Acoustic and thermal equipment narrows the location so any opening is small. If your copper is otherwise sound, a spot repair may be fine. Under tile or wood, or in a home that has leaked before, rerouting the line through the walls or attic is often the better value. For polybutylene or repeat copper leaks, we'll lay out what a repipe involves so you can compare it honestly.

Slab leaks can soak flooring, baseboards and drywall before they're found. Our IICRC-certified team handles water damage restoration in Temecula, with photos and moisture readings your adjuster can use. Many policies cover the resulting damage and the cost of access but not the pipe repair - your policy wording decides it.

Temecula questions, answered

Is it a slab leak or just my irrigation?+

Turn off the irrigation controller and every fixture, then watch the meter's leak indicator. If it stops, the irrigation system was the likely culprit. If it keeps moving, close the main at the house; if it stops then, the leak is inside the home. Our slab leak signs guide has the full test.

Who do I contact about my Temecula water bill - RCWD or EMWD?+

Rancho California Water District serves most of the city, and Eastern Municipal Water District serves some areas. Your bill shows which one you have. They handle meters and their side of the line; anything on the house side, including a slab leak, is ours to find and fix.

My Redhawk home has 1990s copper and just had its first slab leak. What now?+

One leak doesn't automatically mean a repipe. If the leak is in a reachable spot and the rest of the copper looks good, a spot repair or reroute of that line is reasonable. If a second leak shows up, that's usually the point to think seriously about repiping.
